CubeSmart – Self-Storage REIT with 1,534 Properties

CubeSmart recently released its 10-Q report. CubeSmart is a self-administered and self-managed real estate investment trust that owns or manages self-storage properties across the United States. As of June 30, 2026, it owned or partially owned 662 properties with about 48.5 million rentable square feet and managed 872 stores for third parties, bringing its total owned and/or managed count to 1,534. The company was incorporated in Maryland in 2004 and is based in Malvern, Pennsylvania.

CubeSmart said its operations are centered on design, development, acquisition, operation, leasing and management of self-storage properties, with the parent company operating through the Operating Partnership and its subsidiaries. The company elected REIT status for U.S. federal income tax purposes. Its portfolio as of June 30, 2026 included stores in the District of Columbia and 25 states, while its third-party management business extended across 41 states.

The company said substantially all revenue comes from customers leasing storage space and from fees earned for managing stores. That makes retention of existing customers, leasing of available units, and pricing discipline central to results. CubeSmart also said its operating model combines centralized marketing, revenue management and other support with local teams overseeing market-level operations.

Seasonality remains a factor, with occupancy generally slightly higher in the summer months because of moving activity. The company also pointed to sensitivity to broader economic conditions, including consumer spending, inflation, interest rates, fuel and energy costs, and employment trends, all of which can affect rental demand and bad debt levels.

CubeSmart said it continues to focus on internal growth and selective acquisitions, co-investment partnerships and developments. It described itself as having one operating segment: owning, operating, developing, managing and acquiring self-storage properties.

Geographically, CubeSmart said its stores in New York, Florida, Texas and California generated about 18%, 13%, 11% and 10%, respectively, of total revenues for the six months ended June 30, 2026. It also said no single customer represented a significant concentration of revenue for the three months ended June 30, 2026.

On accounting and asset quality, CubeSmart said self-storage properties are carried at cost less accumulated depreciation, with buildings, improvements and equipment depreciated on a straight-line basis over useful lives ranging from five to 39 years. It reported no impairment losses on long-lived assets during the three or six months ended June 30, 2026 and 2025, and no stores classified as held for sale as of June 30, 2026.

For unconsolidated real estate ventures, CubeSmart reported no impairment losses during the three or six months ended June 30, 2026 and 2025. Its net investment in those ventures exceeded underlying equity in net assets by $29.7 million as of June 30, 2026, down from $30.1 million at December 31, 2025, with the difference being amortized over the useful lives of the related properties.
